Why take 30% extra here? Please explain me.

Adding 30 per extra for uneven surface and to fill up joints.

Plastering thickness 12 mmc= 12/1000 = 0.012m.

Volume of cement mortar required = (Plastering Area x thickness) = 100 m2 x 0.012m = 1.2 m3
(This is a wet volume which means we need this much volume of cement mortar after mixing water.

So, for dry volume, we have to add 30-35% as bulkage of sand, we are using 35% and wastage as 20%).

Consider 35% Sand Bulkage = 1.2 m3 x (1 + 0.2 + 0.35) = 1.86 m3
Cement required = (1/7) x 1.86 = 0.265 m3.

You can take 30% for uniform wall and 25% for dry volume i.e. total of 55%.
Now, 10x10x0.012 = 1.2
Hence (1.2/1+6)+(1.2/1+6)x55/100 = 0.2785.

No, it's wrong.

In mortar or plastering, we increase only by 30%.

But for PCC we increase 50-55%.

The vol of plaster=0.012*100 = 1.2.
12 mm thickness is used;
So for vol of wet mortar increment is done by 30%.
(if 15 mm then 25%, if 20 mm then 20%)
Now vol of wet mortar =1.2 * 1.3 = 1.56.

(25% increment in wet mortar for vol of dry mortar)
The vol of dry mortar =1.56 * 1.25 = 1.95.
The vol of cement =1/7 * 1.95 = 0.278.
