Why the answer cannot be 12^2 : 12-1 :: 13^2:13-1 =12?

(10 + 2)^2 = Sq.root of 144 - 2 = 10,
(11 + 2)^2 = Sq.root of 169 - 2 = 11.
(11 + 2)^2 = Sq.root of 169 - 2 = 11.
